The PRS Database: what landlords and agents must register
The landlord register is the backbone of the new regime - and the entry is a legal duty, not an optional listing.
Who must register
Every private landlord in England must register themselves and each of their let properties on the PRS Database, including up-to-date compliance information such as gas, electrical and EPC status.
The agent's duty
Where a letting agent manages the property, the agent is responsible for ensuring there is an active, accurate entry - a duty that stands even if the landlord has also acted. This is one of the few areas where deliberate duplication is the safe outcome.
Why it matters
You cannot lawfully market or let a property, or use certain possession grounds, without an active database entry. Enforcement sits with local authorities through civil penalties.
