One page, every duty. Use it as the master list; each item links to the detail. Miss one and you risk a penalty and a blocked eviction.
Before the tenancy
- Valid EPC of at least E, shown to the tenant.
- Gas safety record (CP12) given before move-in.
- EICR (electrical) - satisfactory, within five years.
- Right to Rent checked for every adult occupier.
- Smoke and CO alarms tested on day one.
- 'How to Rent' guide and the official information sheet served.
Within 30 days
- Deposit protected in an approved scheme and prescribed information served.
Ongoing
- Gas check every 12 months; EICR every 5 years; EPC valid (10 years).
- PRS Database entry kept active and accurate.
- PRS Ombudsman membership maintained; Decent Homes Standard met.
- Any Section 13 rent increase - once a year, two months' notice, Form 4.
